Real Estate and Inflation

We haven’t heard a lot about inflation recently. However, prices have started to creep upward over the last year. As examples, here are a few categories that increased from November 2010 to November 2011:

  • Food at home – up 6.2%
  • Housing fuels and utilities – up 3.5%
  • Transportation – up 9.2%

Today, I want to address the issue of inflation and the advantages of owning real estate. The National Association of Realtors (NAR) took an historic look at the impact of inflation. Here are some inflation numbers over the past 30 years:

We can see that real estate has fared very well. The most important number is the $0 increase in mortgage amount. The study assumed that the homeowner took a 30 year fixed rate mortgage thereby locking in the housing expense for the thirty years.

NAR then looked at inflation moving forward over the next thirty years. Obviously, if it remained the same as the last thirty years the percentage increase would be the same. They looked at a low inflation scenario and a high inflation scenario. The graph below shows the findings:

Bottom Line

We can lock in the housing costs of our primary residences and vacation homes at all time lows if we purchase today. Either would be a great hedge against future inflation.

Mission to Haiti

Hello everyone,

As the holiday season approaches, we are often compelled to find ways of giving to those in need, whether through charitable donations or direct service to others.  In this spirit, I am excited to share with you the news of my upcoming mission trip to ryan koch homes for sale madison withe poorest country in the Western Hemisphere — Haiti.

In recent years, the country of Haiti has struggled with such devastating problems as political upheaval, widespread health crises, hurricanes, and the worst earthquake in the region in more than 200 years.  The quake that struck Haiti in January of 2010 reduced much of the capital city, Port-au-Prince, to rubble.  A study by the Inter-American Development Bank estimated that the disaster caused between 8 and 14 billion dollars worth of damage, and left a catastrophic death toll of approximately 300,000 lives lost.  An estimated 634,000 people still live in displacement camps, which are run down and lacking essential supplies.

I feel strong calling to serve this impoverished area and its people, and have chosen to do so through an organization called, Healing Haiti.  My week-long trip will last from January 2-9, 2012, and my work will include delivering clean water to families living in Cite Soliel, teaching children in understaffed schools, and bringing supplies and much needed care to orphans, disabled people, and the elderly at Mother Teresa Missionaries of Charity.

In addition to this direct service in Haiti, I am committed to continuing to give my support by donating a portion of the income I earn from each of my housing transactions in 2012. These additional donations will be made in the names of each of the clients with whom I work in the coming year, and they will go directly toward building homes for Haitian families living in extreme poverty, and toward Mother Teresa Charities.  If you’d like to learn more about Healing Haiti, please visit the organization’s web site at www.healinghaiti.org.  I am excited about this opportunity to make a difference in the lives of those less fortunate, and to be reminded of all that we have to be grateful for in the state of Wisconsin.

Great News for the Madison, WI Real Estate market!  The most recent ABC Money report ranked Madison, Wisconsin #8 out of 10 as one of the top places to buy Real Estate in 2011.  According to this report, Madison has hit the bottom and is on it’s way back up! Click here to read the full story.

In Madison, average home prices went down from 2009 to 2010, but then went up in the third quarter of 2010, which means Madison real estate is showing encouraging signs that it’s at the bottom and prices are moving in the right direction.  The median home price in Madison is $206,700. Call me to take advantage of our Real Estate Market that is gaining momentum.

Welcome to my Blog!   I’m here to keep you informed on all the current Southern Wisconsin housing stats, home values and current real estate events.

Update:
November home sales remain slow compared with one year ago. For Dane County, the 234 reported sales are just under one-half of the sales reported last November. This comes as no surprise as sales in November 2009 reflect the end of the initial Home Buyer Tax Credit closings.  The second Home Buyer Tax Credit, expiring at the end of June, served to push sales into the first six months of 2010, many of which arguably would have taken place normally throughout the year.
